Our staff is responsible for the successful certification of more than 70 LEED projects totaling over 5 million SF and ranging from multifamily housing and industrial buildings to commercial tenant improvements. 21 Acres

The 21 Acres Agricultural Center, which sits on a rural parcel near Woodinville, Washington, is surrounded by 21 acres of bio-diverse, certified organic farm. The 12,221 SF building houses a year-round retail farm market, a commercial kitchen, offices and spaces for classes, meetings and events. The project was conceived to model sustainability, its mission to bridge the built and natural environments, incorporating a whole-systems perspective toward issues of energy, land and water conservation and availability of locally-sourced, wholesome food.

Project Details

  • 100% of storm water is handled on site with pervious pavers, bio-swales & rain garden.
  • Expanded polystyrene walls offer durable thermal mass and 90% recycled content.
  • With no municipal sewer connections, 100% of wastewater is handled on site using composting toilets, bio digesters and a septic system.
  • A 24.2 kW rooftop photovoltaic solar panel array generates approximately 10-15% of the facility’s electric needs.

Seattle's CapitalGREEN

The City of Seattle’s Capital Projects Division (CPD) owns and maintains more than 100 City buildings, ranging from fire stations to City Hall. LEED-Silver has long been the standard for new construction over 5,000SF, but the CPD needed a consistent way to implement green building strategies for their small renovations, tenant improvements, and infrastructure replacement projects. Via a series of facilitated workshops, ArchEcology created a centralized resource of sustainable measures, and a process to compile a customized list of targeted measures for each project.

Citizen Apartments

Wallace Properties, the NAIOP 2012 Developer of the Year, developed this new 6-story multi-family residential building which combines 108 units with ground floor commercial space and below grade parking on an urban site. Sustainable measures focused on indoor air quality, efficient energy and water use, and construction practices. The project achieved LEED Silver in 2012.

  • 14% recycled content matterials by cost, with 27% locally sourced
  • Low emitting adhesives, paints and flooring throughout

SHA Denny Terrace Energy Audit

ArchEcology audited energy use at Denny Terrace, one of SHA's oldest apartment buildings. Using data collected from on-site investigation, available plans and tenant schedules, we created an energy model of the building. We then calibrated our model using actual meter readings to run numerous potential energy conservation measures. Proposed improvements were evaluated against not only initial cost and potential energy reduction, but also against durability and low maintenance requirements. Our recommendations were instrumental in obtaining $10M in green retrofit funds.

ExOfficio Renovation

ExOfficio renovated an existing sporting goods building in a light industrial area into a new headquarters. The new space incorporates conventional office and conference rooms with spaces for garment design and mock-up. Wholesale customers come to the building to see new product lines for upcoming seasons. The floor plan is open to allow for flexibility with space planning. Renovations include a new building entry canopy, new skylights and clerestory, a new light colored roof with added insulation, and new high performance glazing.

Project Details

  • Envelope improvements, along with high efficiency HVAC systems, a 25% reduction in lighting power, Energy Star appliances and extensive daylighting strategies reduce overall energy use a projected 15%.
  • Existing wood flooring was salvaged, and minimal new finishes were used.
  • Reuse of staff furniture and furnishings topped 80% and earned an ID credit.

Google Tenant Improvement

This project began with a three building corporate campus in Kirkland, WA which pursued LEED-Silver certification for their Core and Shell development. By providing efficient systems and green infrastructure, they attracted Google as a tenant. Google received LEED Platinum for their subsequent 2 building tenant improvement. This achievement marked the beginnnig of a commitment to LEED certification which has set a Gold standard for all of their new construction and tenant improvement efforts.

Project Details

  • 189,412sf improvement received 9 of 12 possible energy points for equipment efficiency and lighting power reductions.
  • Achieved 13 of 17 indoor environmental quality points for ventilation, low VOC products and stringent construction practices
  • Exemplary performance included 44% water reduction, 74% furniture reuse, 46% regional materials by cost and 100% green power

Esterline-Korry Manufacturing

Esterline Control Systems achieved LEED Certification at their new Everett manufacturing facility in 2010. To reduce building energy use, small highly efficient heat pump units are clustered to require no electrical reheating. High-bay T5 fluorescent lamps provide long life and instant re-strike, which combined with generator power allows these fixtures to serve 'double duty' as normal lighting and emergency egress. Low flow water fixtures throughout the building reduce water consumption 40% over conventional use. Green cleaning and integrated pest management programs preserve the healthy indoor environment.

Project Details

  • An exemplary amount of recycled content building materials amounting to well over 30% of material costs were used for this facility, including gypsum wallboard, insulation, flooring, acoustical ceiling systems, steel and rebar.
  • By selecting an appropriate palette of native and drought tolerant plants and designing a highly efficient drip irrigation system, annual water consumption for irrigation will be reduced by over 70%.

YMCA Matt Griffin

The 52,000SF YMCA Matt Griffin in SeaTac, WA achieved LEED Gold in 2010. The new community recreational facility focused on careful construction practices, extensive daylighting, non-toxic material selections, efficient lighting and heating equipment, and a healthy, comfortable indoor environment. Though certification was a requirement of funding, these sustainable measures were selected to complement their strong kids and families mission.

  • On-site wetlands restored to their natural, vegetated state help reduce neighborhood flooding.
  • Increased ventilation and demand control in exercise rooms keeps occupants comfortable, while reducing energy use.
  • Local materials contributed more than 35% to overall building material costs.
  • Enhanced third party commissioning ensures that all the building’s energy systems function as intended

Overlake Medical Office Building

Overlake Medical Office Building is a nine story, 164,486 SF core & shell construction located in Bellevue, Washington. This large medical office building supports an adjacent hospital with medical‐oriented functions. For occupant comfort and health, the mechanical systems are designed to increase ventilation, provide outdoor air delivery monitoring for all spaces, and provide comfortable thermal environments. Stringent indoor air quality practices throughout construction minimized the intrusion of dust and particulates to protect indoor air quality.

Project Details

  • Structured parking is shaded by a combination of highly reflective roofing materials and a green roof courtyard to keep the building cool.
  • Low flow water fixtures will reduce water consumption by a projected 47% over conventional ones.
  • Low VOC adhesives, paints, flooring, and no urea formaldehyde added wood composite materials minimized off‐gassing during and after construction. With occupancy, green housekeeping practices will encourage a healthy indoor air environment.
